PROJECT CONTROL
Project Control guides clients through every stage of the construction process. For each individual owner, Project Control tailors its services to meet the needs and desires of the owner. The following list represents a general description of services offered to owners.
SITE SELECTION
Project Control assists the owner in identifying sites which are most appropriate for his project. Sites are evaluated for utility services, access, zoning, restrictions, etc. Checklists of local, state and federal regulations are referenced to insure that no environmental issues will negatively impact site utilization.
PROGRAMMING
Project Control has extensive experience in selecting and directing programming consultants. This experience in working with programmers will insure that your facility needs are clearly determined and defined.
REPORTING
Project Control prepares written monthly status reports for distribution to the appropriate parties. The reports address the current status of each individual project. Project Control will attend meetings and report to the owner and answer questions.
BUDGETING
Based on an approved facility program, Project Control prepares, for the owner’s review and approval, an overall project budget. This budget is developed for each individual facility and projects costs for all anticipated budget categories. These budgets are monitored and updated continuously by Project Control for the duration of the project.
TEAM BUILDING
Project Control embraced the concept of teamwork long before Total Quality Management (TQM) came into vogue. That our process produces a spirit of cooperation rather than confrontation is evidenced by the fact no project managed by Project Control has resulted in legal action, arbitration or mediation between the owner and the architect or contractor.
CONSULTANT SELECTION
Project Control assists the owner in selecting the most qualified consultants for various projects. We prepare requests for proposals, evaluate the proposals and make recommendations to the owner. Project Control conducts interviews with the firms. In many instances, owners select the wrong architect or engineers which results in an unsatisfactory project. With Project Control’s proven and thorough techniques for consultant selection, this should not happen.
CONTRACTING
Project Control has prepared and negotiated hundreds of contracts for owners on over 100 projects with an aggregate value of over two billion dollars. Our contracts have been developed from the owner’s perspective for the benefit of the project.
SCHEDULING
Our experience in managing the entire process, not just one segment, allows us to prepare reliable project schedules for both the design and construction phases early in the project development stage. These schedules are monitored and updated periodically to identify potential problem areas so that they can be dealt with before the project is delayed.
MONITORING
To finish a project on time, within budget and with the desired quality, professional monitoring on a daily basis is necessary. Project Control continuously oversees all aspects of a project, anticipates problem areas and assists in resolving problems and conflicts which may arise during a project.
VALUE ANALYSIS
Project Control has saved owners thousands of dollars in construction costs. We work constantly with the owner and design team during the completion of documents to review savings opportunities while the project is being developed. With the agreement of the owner, these opportunities can be implemented prior to bidding. Working with the contractor, additional cost savings options can be developed during construction.
CLOSE OUT
During final stages of project completion, Project Control closely monitors the activities of the contractor to make certain that punch list items are promptly completed. Project Control has also added provisions to the contractor’s contract which severely penalize the contractor should he fail to diligently complete the punch list. During the warranty period, Project Control continues to serve as the owner’s advocate to make certain that any warranty work is expeditiously completed.

* Review all invoices associated with the projects for conformance to contract requirements
* Recommend to owner amounts to be paid on invoices
* Maintain, on a project by project basis, invoice approval logs showing amounts billed and amounts paid
* Make recommendations regarding any special consultants which are needed
* Assist owner and architects in identifying and retaining special consultants
* Assist in establishing a team spirit
* Assist in other matters as requested by owner
* Serve as focal point for all project related activities
* Report to owner as required or needed
* Recommend appropriate action should budget or schedule deviations arise
DESIGN DEVELOPMENT PHASE
* Ensure proper communication between architects, staff and administration

* Produce and distribute minutes of all design meetings
* Monitor activities of architects to make certain the desires of the owner are being complied with by the architect
* Monitor progress of the architects as it relates to project schedules
* Cause the architects to make presentations to owner at appropriate intervals

CONSTRUCTION PHASE

* Monitor progress of the contractors as it relates to the project schedules
* Make recommendations on proposed changes to the construction

* Recommend corrective action regarding budget or schedule deviations

* Monitor the establishment of substantial completion dates
